Real Estate Law serves to determine who owns the land in question, who has rights to the land, and what the terms of use and transfer are. Common functions that attorneys in Real Estate Law guide clients in include:
Landlord and tenant relationships, duties, etc.
Entitlement and transfers of titles
Zoning and usage mandates
Property development
Natural and agricultural resource management
Home loan and foreclosure settlement
Real Estate Law is notoriously complex because it implicates all levels of law - local, state, and federal - but attorneys in this field enjoy particularly stable work in metropolitan areas, where the demand for Real Estate lawyers’ services exceed the presence of equally high-quality representation. One might distinguish practice in Real Estate Law from, say, Personal Injury in that Personal Injury demands a substantial advertising and marketing budget because it is such a saturated field.
Real Estate Law, by contrast, requires a much smaller advertising and marketing budget, and is comparatively easier to open an independent practice in. The only exceptions to this guideline lie in the mega-metrapols, such as New York City, Washington D.C., or Detroit, where the demand for Real Estate lawyers is narrow and fairly static.
